Are trial stays (experience stays) free?
Yes. Trial stays (experience stays) are provided free of charge. They let you actually stay and check the living environment before considering a purchase. Only some physical goods, such as the "Trial Stay Gear Pack" that bundles bedding and daily-living items, are paid.
What is the flow from trial stay to purchase?
(1) Find a property, or check recommended areas with the lifestyle quiz. (2) Book a trial stay (experience stay) and receive the owner's approval. (3) Stay on-site and experience the living environment and community. (4) If you like it, send a purchase consultation. (5) Review a rough cost calculation and ROI estimate while adjusting conditions with the seller and licensed real estate broker.
How do I enter the property at check-in?
Supported properties use a smart-lock one-time PIN. After check-in is confirmed, a passcode unique to you is issued; enter it on the keypad at the entrance to unlock the door. The PIN is valid only during your stay and is automatically disabled afterward. For properties that require a physical key handover, the owner will contact you directly.
Is the one-time PIN secure?
The PIN is issued individually for each booking and is valid only during the stay period. Disclosure to third parties is prohibited by the Terms of Service. If there is any risk that your PIN has become known to others, please contact our inquiry desk or the owner promptly.
Do you support languages other than Japanese?
We support three languages: Japanese, English, and Simplified Chinese. You can switch at any time using the language selector at the top right of the screen.
How do I register a property as a listing owner?
You can register via the web property-registration form or the LINE channel. After registration, our team reviews the content and decides whether to publish it. Owners who want to make use of a vacant home can also consult us via the contact form.
What is a Trial Stay Gear Pack?
It is a paid set of physical goods bundling the bedding and daily-living items needed for a trial stay. There are three types, Basic (¥9,800), Standard (¥19,800), and Premium (¥59,800), all tax included. They are for people who want to travel light for their trial stay. Please see the Commercial Transactions Act notice for sales conditions.
What does a purchase consultation include?
For those considering a purchase, we share a rough cost calculation, a return-on-investment (ROI) estimate, area information, and more. A purchase consultation is intended to provide information and does not guarantee the conclusion of a sale contract. Final terms of sale are agreed between the seller and the licensed real estate broker.
Can I do a trial stay without intending to buy?
Yes. You can use it first as an experience to get to know the area and lifestyle. You are not required to buy after a trial stay.
How is my personal information handled?
Collected personal information is used only within the stated purposes, such as identity verification, handling bookings, purchase consultations, and providing goods. Please see the Privacy Policy for details. We also respond to requests for disclosure, correction, and deletion.
What areas do you cover?
We cover vacant homes centered on Tokyo (the Tama area and island regions). Listings are expanding over time.
How long does it take to get a reply?
